BOOKING TERMS and PRIVACY POLICY
Booking Terms
We aim to keep things as uncomplicated as possible and therefore we offer a straightforward letting agreement (with terms standard to many other self-catering holiday accommodation agreements). By signing the booking form, you are accepting the booking conditions. These are summarised as follows:
Provisional Bookings & Reservations
A provisional reservation will be held open for 24 hours if paying by bank transfer or 7 days if paying by cheque (please advise at time of booking if payment is by cheque) we will require a deposit of 1/3 and a completed booking form to confirm the reservation.
We regret that if we have not received your signed booking form with the appropriate deposit within 7 days, your reservation will lapse. The deposit is non-refundable.
The balance is due 6 weeks prior to the arrival date. Non-payment by the due date will be treated as cancellation.
Cancellation
In the event of cancellation, it will be subject to the following charges:

Less than 2 weeks prior to arrival date - 100% of full cost

Between 2-4 weeks prior to arrival date - 90% of full cost

Between 4-6 weeks prior to arrival date - 75% of full cost
Holiday Insurance
It is strongly recommended that you take out adequate holiday insurance.
This is to safe-guard against loss in the event of sickness, ill-health or any other unforeseen circumstances which may result in you having to cancel your holiday with us.
Cleaning & Security Deposit
With the balance an additional £100 will be required. For Sea Salt Croyde £200.00 will be required.
This is fully refundable after your visit providing the property is left clean and tidy.
If there have been any breakages or extra cleaning the costs will be deducted from the refund.
Cleaning, Damage & Breakages
Good care should be taken of the property and it should be left in a clean and tidy condition and in the same good state of repair as found. Any breakages should be reported and we reserve the right to charge for any non-trivial damage.
Arrival & Departure
Holidays normally start and finish on a Friday for Riverside/New Mill & Granary Cottage and on a Saturday for Sea Salt Croyde and Sunday for Caffyns Halt.
Short breaks are available minimum stay 3 nights, please contact us.
The accommodation is available from 5.00pm on the day of arrival to 10.00am on the day of departure.
Number of Guests
The number of people occupying the particular cottage must not exceed the following:

Groups Under the Age of 18
It is generally not our policy to allow bookings for groups where the none of its members are 18 years of age or over.
Cots
A cot and highchair can be provided if required, please indicate such a need on the booking form.
Electricity, Heating, Linen & Wi-fi
Electricity is included in the rent. Bed linen and towels are provided. However, please note that neither the linen for the travel cot nor beach towels are provided.
Smoking
The accommodation is strictly non-smoking therefore Guests are asked not to smoke inside.
Pets
Pets are only accepted at owners risk, in Riverside & Caffyns Halt under the condition that they are not left unattended or allowed on beds or furniture.
For each pet brought, there is a charge of £20.00 per week or part thereof. Please arrange for this at the time of booking.
We are sorry but we are unable to accept pets in New Mill & Granary Cottage and Sea Salt Croyde.
The Letting
Occupation of the Cottage is for the purposes of a holiday let only and Guests may not part with possession of the property, or share it, except with members of the party agreed at the time of booking.
In the unlikely event of any maintenance or other important issues arising, the owners and/or their agents may require reasonable access to the property to deal with any such issues.
Force Majeure & Liability
We will not provide any form of compensation if we are unable to fulfil our obligations due to events outside our control.
For example, extreme weather conditions, terrorist threat, natural disaster, health risks, or other forces outside our control.
The use of the accommodation is entirely at the Guests risk and no responsibility can be accepted for injury, loss, damage, expense or inconvenience to the Guests or their companions, guests or property.
Data Protection
In accordance with the Data Protection Act 1998, New Mill Farm Holiday Cottages will be the sole controller of your personal data.
The use of your personal data is for the booking of accommodation with us and contact related to your stay.
Data may be passed to third parties, such as a bank, but strictly to process your holiday booking with us.
Complaints
We endeavour to take every care to prepare our properties to a standard whereby our visitors will enjoy their holidays.
If a problem or cause for complaint does arise, please let us know immediately, and we will endeavour to assist you.
We strongly recommend taking out Holiday Cancellation Insurance.
PAYMENT METHOD
Payment can be made by Bank Transfer, once a reservation has been made we will email details.
ACCESS STATEMENT
Introduction
New Mill Farm is a 100 acre working sheep farm .
The farm is accessed from the A39 by private drive and offers accommodation in three properties, New Mill Farm Bungalow and Riverside and New Mill Cottages. The site is located in a river valley with unfenced access to the River and sloping ground at the rear of the cottages.
Pre-arrival
New Mill Farm's website is comprehensive with photographs of properties and facilities.
Availability is normally checked online and then reserved by the guests by telephone, email or post Confirmations are sent by letter or email if preferred.
Maps, directions and check-in details are included on the confirmation letter/email issued when the deposit is paid. The balance is due six weeks before arrival.
Guests arriving by train or National Express should travel to Barnstaple. Taxis are available at both locations and journey time is approx. 35 minutes to New Mill Farm. Alternately the local bus can be used from Barnstaple (309 and 310) and the journey time is approx 1 hour, the bus will stop at the top of our drive.
Car Parking
Each property has it’s own car parking. The surface is level tarmac by the cottages and concrete/brick paving by the Bungalow, and is suitable for wheelchairs and buggies.
External lighting
The external areas around the cottages are lit from dusk until 11.30pm.
Each cottage/bungalow has external lighting at all entrance doors which can be managed by the occupants.
Property details
All properties have standard height kitchens and normally fitted bathrooms.
All bathrooms have standard baths with showers over unless otherwise stated. Reference to "standard door entry" assumes a 5cm. high threshold plate and door width of not less than 70cm.
All steps are not more than 25cm high unless otherwise stated. All light switches are standard height (approx 1.2m from the floor). Duvets are hypoallergenic and the pillows are synthetic.

Unfortunately the properties at New Mill Farm were not original designed with the needs of the disabled or disadvantaged in mind.

Riverside Cottage
Riverside has its own parking area situated approx 5m from the entrance but for unloading/loading the car can be parked in front of the entrance.
Standard door entry by key. The main living area, dining hall, sitting room, kitchen and ground floor bedroom (with king-size double bed) is on one level.
There is no ground floor cloakroom. There is a staircase to the first floor with standard steps and banister rail.
On the first floor there are two further bedrooms (one room with a standard size double bed and another room with two standard size single beds which can be made into a super king double bed). All bedrooms have vanity units.
The bathroom has a corner bath with shower over and a basin and toilet. There is also a additional separate toilet. Access to the outside enclosed paved courtyard is through the kitchen door with a small 10cm raised step.
New Mill Cottage
New Mill has its own parking area situated approx 2m from the entrance.
Standard door entry by key. The front door has a 15cm step down into the cottage. The kitchen / lounge/dining room is level from the front door.
There is no ground floor cloakroom. Both bedrooms (one with a standard double bed and vanity unit and the other with a super king size bed which can be converted to a twin.
Bathroom with toilet, power shower over bath and a separate toilet are on the first floor accessed by a staircase to the first floor with standard steps and a hand rail.
The Granary
The Granary has its own parking area situated approx 2m from the entrance.
Standard door entry by key. The front door has a 15cm step down into the cottage. The kitchen / lounge/dining room is level from the front door.
There is no ground floor cloakroom. One bedroom with a super king size bed which can be converted to a twin, bathroom with toilet, power shower over bath and a separate toilet are on the first floor accessed by a staircase to the first floor with standard steps and a hand rail.
Caffyns Halt
Car parking is outside the bungalow approx 3m from the front door.
Standard door entry by key. There is a gently sloping concrete path to the front door which has two 20cm steps. The Bungalow is all on one level with standard door widths.
There is a king size double bedroom, a twin bedded room and a single bedroom.
The bathroom has a wc, basin, bath with powershower over. Unfortunately due to the size of the bathroom it cannot accommodate a walking frame/wheeled walker. There is also a separate wc with small basin also this room has restricted access.
The bungalow is situated in it’s own fenced in lawned garden which is slightly sloping towards the fence at the front.
